What does a caretaker service cover — and what does it not?
Our ongoing caretaker service covers locking-up rounds, regular property inspections, the refuse and bin service, monitoring of heating systems and underground car parks, as well as minor repairs and small assembly jobs. It does not include work that requires an approved specialist firm — for example anything involving electrics, gas or structural elements. We do not carry out such work ourselves; we report it to you directly so that it does not get left.

Both. We look after private households and residents' associations just as much as managing agents, businesses and local authorities. The difference is not in the care we take but in how the work is set up: a terraced house needs a different schedule from a residential block with twelve flats.
Which towns do you work in?
From our base in Riedstadt we cover the whole Groß-Gerau district — including Groß-Gerau, Rüsselsheim, Griesheim and Weiterstadt — as well as Darmstadt, Frankfurt am Main and Neu-Isenburg. If your address is a little outside that, do still ask: within the Rhine-Main region we can often help.

In most cases, yes. You have one contact instead of four, you do not have to coordinate appointments between several firms, and you get one invoice instead of several. For us, in turn, there is only one journey when the lawn care and the stairwell cleaning happen on the same day — and that saving goes straight into the quote.
How does it work from the first enquiry to the first visit?
In four steps: you send us your enquiry, we come back to you and, if useful, arrange a visit on site. You then receive a quote with no obligation — and take your time to decide. Only once you say yes do we agree the schedule together and get started.

We normally reply to enquiries sent through the contact form within one working day — usually straight away with a quote, free and without obligation. If it is urgent, you will reach us considerably faster by phone or WhatsApp.
How do I know whether and what has actually been done?
Our staff write a visit report for every appointment — with photos and notes on what was done. As a customer you can see these reports in the customer portal at any time. For managing agents and residents' associations in particular, that is the simplest evidence to show owners and tenants.

No. How we get access to the building, the grounds or the stairwell is settled once during the initial survey — after that the work runs without you having to do anything. You can see what happened in the visit report, rather than having to be present each time.
Do I have to commit for a long period?
No. Our contracts can be cancelled monthly — there is no minimum term of twelve or twenty-four months and no automatic renewal for another year. If the arrangement is not working for you, you should be able to leave without waiting for an end date.
Monthly notice or an annual contract?What does the price depend on?
Mainly on the area, the frequency and the actual work involved on site: a stairwell with four floors and a lift is a different matter from one with two. Travel and facilities come on top — for instance whether there is a water supply available for stone cleaning. That is why we only quote a firm price after the initial survey, rather than a flat rate that would have to be adjusted later.
Can I work out the cost myself in advance?
For winter maintenance and stone cleaning, yes: the price calculator on the relevant service page gives private customers an estimate in about 30 seconds, based on the area and the address, with no obligation. For commercial customers we prepare an individual quote instead, because the property, the area and the contract term vary too widely.

Yes. The enquiry, the advice and — where needed — the visit on site cost you nothing, and the quote creates no obligation. It contains no hidden items: what is in it is what we charge, and anything that is not in it we agree with you beforehand.
We are a managing agent and have a schedule of services — how do we proceed?
Simply send it to us by email. The contact form has a button for exactly that, which opens your email programme with a prepared message — you attach the schedule there. That way your document never passes through the website, and we can price against your actual items rather than a rough description.
One caretaker service or several separate firms?Can I change or add services later?
Yes, and that is more the rule than the exception. Many customers start with one service and later add winter maintenance or grounds maintenance; equally, a weekly schedule can be changed to fortnightly. Just let us know — we adjust the quote without drawing up a new contract.
Can I claim caretaker services and winter maintenance against tax?
In many cases, yes. Private households can claim part of the labour costs for household-related services — which include winter clearing on the footpath in front of the house, garden care and cleaning — in their tax return; landlords claim them as income-related expenses. This always requires an invoice that shows the labour element separately, and payment by bank transfer rather than in cash. None of this replaces proper tax advice — if in doubt, please ask your accountant.
What landlords should know about thisWill you take on my clearing and gritting duty?
Yes, that is exactly what the winter maintenance service is for: we clear footpaths, driveways and parking spaces and grit the surfaces so that they are passable at the times customary locally. As the owner you pass the duty on to us contractually, instead of having to get up early yourself every time it snows.
Clearing and gritting duty in HesseWho is liable if someone falls despite the winter maintenance?
Where the clearing and gritting duty is transferred by contract, responsibility for carrying it out passes to the service provider — the owner is then essentially left with a duty to check. What matters in such a case is evidence that clearing and gritting took place: every one of our call-outs is documented with a time and a report in the customer portal, and can therefore be proven.
Liability for accidents on black iceDo you use salt?
Only as an exception. We mostly spread a mixture of grit and crushed stone — that is kinder to paving, plants and watercourses, and in many local authority areas it is required on footpaths in any case. We only add pure de-icing salt on particularly cold days or where ice has frozen solid, when grit alone is no longer enough.
During which period are you on call?
From November to March. During that time we keep an eye on the weather and the risk of ice and go out when it is needed — not to a rigid plan. Winter maintenance is therefore not charged as a flat monthly amount but according to what is actually required.
When do you clear — and what happens if it keeps snowing?
We are out early in the morning so that surfaces are clear before the morning rush, rather than around midday. If it keeps snowing, we clear again several times a day as needed; clearing once in the morning is not enough to keep things safe when snow falls continuously.
Can I book winter maintenance on its own?
We do not currently offer winter maintenance on its own. It can be booked as an add-on to another service taken on a regular basis — for example grounds maintenance or the caretaker service. The reason is scheduling: reliable clearing early in the morning only works along routes that are being driven anyway.
What does winter maintenance cost?
That depends above all on the area to be cleared, where it is and how many call-outs there are — a twelve-metre stretch of footpath is a different matter from a yard with parking spaces. For private customers, the calculator on the winter maintenance page gives an initial estimate with no obligation.
What the price depends onHow often should a stairwell be cleaned?
As a rule of thumb: weekly in blocks of flats with a lot of through traffic, often every two weeks in smaller buildings — and more frequently depending on the season, because grit in winter and pollen in spring bring in noticeably more dirt. What makes sense for your property is something we work out together, rather than selling you a standard schedule.
Stairwell schedule & checklistWhat is the difference between routine and deep cleaning?
Routine cleaning is the regular upkeep: vacuuming, mopping, washrooms, glass surfaces within reach. Deep cleaning happens less often but goes considerably further — it removes build-up that routine cleaning cannot reach. Neither replaces the other; they work together.
Routine or deep cleaning?Which cleaning products do you use?
Environmentally friendly products, carefully dosed and matched to the surface in each case — floors, washrooms and glass need different cleaners. Before every wet clean we vacuum up loose dirt, and we work with fresh water rather than water that has already been used. That is more hygienic and leaves no streaks.
How often can we book you?
Weekly, every two weeks, monthly, seasonally as needed — or as a one-off, for example to clean a flat after a tenant moves out. The frequency is set per service: the grounds might be done every two weeks while the stairwell is cleaned weekly.
What is a caretaker allowed to do — and where is the limit?
Minor repairs, small assembly jobs, inspections and monitoring of building services are all part of the daily routine: a sticking door, a failed light fitting, a heating system whose operation is checked regularly. The limit is where work requires an approved specialist firm or touches on tenants' rights. Anything in between, we agree with you first rather than simply doing it.
Powers and limits in daily practiceDo you carry out repairs as well?
We do minor repairs and small assembly jobs on the spot — so nobody has to commission a separate specialist firm and wait for an appointment. Larger damage we document and report to you immediately with a photo, so that you can decide before it turns into consequential damage.
Why regular inspections prevent consequential damageDo you also clean individual flats and retail units?
Yes — alongside office and stairwell cleaning we also take on residential and retail cleaning, either regularly or as a one-off. There is always a final check at the end: we inspect the result ourselves, so you do not have to.
Do you use weedkillers?
No. On paved surfaces such as paths, driveways and yards, chemical weedkillers are prohibited by law — regardless of what is on sale in DIY stores. Instead we burn weeds off with targeted heat, right down to the root. That also works in the joints between paving stones and puts no strain on the soil, the groundwater, pets or children.
When may a hedge be cut?
Between 1 March and 30 September a hard cutting back is prohibited by law — during that period birds nest in hedges and shrubs. Gentle shaping and maintenance cuts that keep the year's growth in check remain permitted. We therefore schedule the harder cutting back for the winter half of the year.
Deadlines for hedge cuttingDo you take the cuttings away?
Yes. Grass cuttings, hedge trimmings and other green waste are taken away and disposed of properly — no pile is left behind for you to deal with afterwards.
How often does the lawn need mowing?
That follows the growth rather than the calendar: in spring and early summer grass grows considerably faster than in high summer or autumn. We adjust the mowing interval over the season accordingly, rather than turning up rigidly every fortnight.
Planning lawn care properlyHow do you clean paving and patios?
With high pressure and hot water. The heat damages moss and algae spores more than cold water does, so the surfaces stay clean for longer afterwards. Beforehand we assess the material and the soiling: natural stone, concrete paving and a timber deck do not all tolerate the same pressure, and the jointing material should stay where it is.
Pressure, steam or by hand?How often is stone cleaning needed?
For most surfaces once every one to three years is enough — shaded, damp areas under trees or on the north side need it more often than a sunny driveway. A good moment has come when green growth turns slippery in the wet; at that point it is no longer just about appearance but about safety.
When is it needed and what does it cost?Who is responsible for leaves on the footpath in autumn?
As a rule the owner or — depending on the tenancy agreement — the tenants: wet leaves are just as slippery as snow and fall under the same duty to keep the way safe. Who is liable and how often it has to be cleared depends on the location and the local by-laws. We include leaf clearing as part of grounds maintenance.
